Homes would range from an average 1,200 to 2,200 square feet. The plan is to be primarily townhomes and rear-loaded homes, meaning the garages are in the back connected by an alleyway. This design, rather uncommon in Waco, is meant to provide a more visually appealing community.
Taylor Allen, a real estate broker for Rydell Real Estate, has hired McCann Adams Studio to design the project. Allen said he’s excited to open up more accessible living spaces to the public.
“Our hope is that middle income earners, people that live and work in Waco that have been here for years that maybe moved out to the Woodway or Hewitt or something, maybe would want to move back to be closer all happenings in downtown,” Allen said.
The location is walking distance from Cameron Park and the Waco Riverwalk, as well as a short drive from the growing downtown. The homes are designed for single families, but there will be some variety in sizing for those looking for something more or less.
The lot is currently empty plot of land, so this new community would provide much more housing in a great area in the city.
“I'm just I'm excited to see, you know, what is what is essentially vacant farmland be activated in the city,” Allen said. “And that is a strategic initiative by city staff to activate vacant property and increase density.”
The neighborhood is designed to be its own community. Allen said he envisions friendships and families blossoming in close proximity. There would be little parks within the pocket, encouraging walks and time outdoors to residents.
Allen said the design has been carefully thought out to be as beneficial to buyers as possible, encouraging embracing the city’s opportunities for fun. From tree placements to walkable sidewalks to curved streets and parks, Allen and the staff at McCann Adams Studio have put their hearts into creating an abundant neighborhood.
